Insurance Regulations
The insurance company that provides the master insurance
policy for Kenwood Forest II notified the Board of Directors
of two concerns that it had and asked the Board to respond to
these concerns. Although the insurer did not threaten to drop
us next year, the Board is of the opinion that failure to respond
would likely result in a substantial increase in the premium
for the master policy and might even lead to a cancellation
of the policy. The insurer suggested the adoption of two regulations
to address its concerns.
To keep condo fees as low as possible, the Board adopted
the two regulations suggested by the insurer, with a slight
modification to one of them. One regulation applies to Kenwood
Forest II units; the other (the one that was modified) applies
only to those units with fireplaces.
Rule applicable to all units. The rule approved
by the Board: “Effective October 24, 2011, gas barbecue grills
shall be located no less than ten feet from combustible building
components and shall not be used beneath overhangs, such as
roofs, porches, or decks. Grills shall not be left unattended
while in use.”
Rule applicable only to units with fireplaces.
The rule approved by the Board: “By November 14, 2011, and November
14 of each succeeding year, each Kenwood Forest II unit owner
whose unit has a fireplace shall submit to the General Manager
(1) proof that the chimney has been cleaned within the previous
12 months, or (2) a signed statement that the fireplace within
the unit has not been used in the previous 12 months.”
The Board asks all residents and owners to comply with these
regulations.
